How Can I Manage Water Damage in My Apartment Complex?

8/25/2021 (Permalink)

We will be experiencing winter weather in Middle Tennessee very soon, and that may include rain, ice, and snow. Now is the perfect time to consider ways to prevent damage from water in your apartment complex. You may run into many issues, such as rain gutters that need attention or pipelines that have burst due to the cold. Planning can prevent these kinds of damages.

In addition to such weather-related situations, appliances fail, windows get left open during rain, and bathtubs overflow. Each of these occurrences leaves you with a mess to clean up and damaged property that will need restoration. You will also need to make sure that your lease addresses the responsibilities of both yourself and your tenants

WHAT ARE SOME STEPS TO TAKE TO PREVENT WATER DAMAGE IN MY APARTMENT COMPLEX?:

  • Inform your residents on how to handle freezing temperatures. Some of your residents may have moved from warmer climates and have no idea this is an issue. They will need education on how to avoid frozen pipes, etc.
  • Make sure your residents know who to contact if they see a potential or actual problem. You could even offer prizes or discounts for those who identify an issue before it becomes an absolute disaster. Ask your residents to keep an eye out for loose or missing rain gutters, crumbling walkways, leaking pipes, or irrigation that needs repair.
  • Keep on top of potential issues by inspecting areas in your complex that could develop problems, such as the pool or irrigation lines. Some complexes offer car washes, so if yours does, that’s another place to watch.
